💡 Most HOAs will charge a fee just to order the HOA documents, which is due before closing. These docs are time-sensitive and can’t be reused — so I usually recommend my sellers wait until after the option period expires before ordering them. ⏳📄
📅 According to the contract, sellers are required to provide these documents by a specific deadline. If you can’t meet that timeline, it's crucial to draft an amendment to push the due date — otherwise, the buyer could terminate the contract and get their earnest money back. 🚫💸
📝 Then at closing, be ready for an HOA transfer fee — and in some cases, two separate transfer fees depending on the HOA. Altogether, these fees can range from $1,000 to $2,000. 😳💸
