According to the latest NAR housing market update, the real estate landscape looks very different than even a few years ago:
➡️ Only 21% of recent buyers were first-time buyers — the lowest share since 1981.
➡️ The median age of first-time buyers jumped to 40.
➡️ Cash buyers hit a record high, with 26% of buyers paying in cash — and 30% of repeat buyers doing the same.
Why? Homeowners have built serious home equity, stayed in their homes longer (median of 11 years), and are using that equity to write stronger offers and win.

More homes are hitting the market
Home price appreciation has slowed
Mortgage rates have eased into the mid-6% range
